Raleigh's Range of Housing Types

Raleigh is a large city with neighborhoods that vary considerably in age and construction. North Hills, Five Points, and Midtown Raleigh contain homes from the 1940s through 1970s — often with original or once-replaced ductwork, older electrical panels, and HVAC equipment that has been maintained or upgraded in place rather than replaced wholesale. Newer Neighborhoods

Homes built since the 2000s in Raleigh tend to have tighter building envelopes, higher-efficiency equipment requirements, and more complex HVAC configurations including variable-speed equipment and zoning. Maintenance needs differ: these systems require filter management at multiple return locations, humidity monitoring, and sometimes ERV (energy recovery ventilator) service that older homes do not have.


Finding Service in Raleigh

With Raleigh, the useful working test is contractor density versus contractor quality. Many contractors serve the city; not all maintain consistent service records or provide written diagnostic findings. Asking for a written summary of the service call — what was measured, what was found, what was done — is a simple way to assess service quality.
